What Does the Budget Mean for The Country’s Social Housing Crisis

Published: 05/11/2024

It is without question that the United Kingdom has 3 million too few homes.

The UK government’s recent budget aimed to address the country’s worsening social housing crisis, focusing on tackling homelessness, increasing housing affordability, and providing relief to a generation struggling to secure homes. With the Labour government’s new commitments, social housing providers like Nickolds Property Management can continue supporting the country’s most vulnerable.

At the core of the budget is a pledge to deliver 1.5 million new homes, a desperately needed response to the pressing need for available housing. Prime Minister Keir Starmer emphasised his commitment to alleviating the housing crisis, which he described as having ‘locked out a generation from the property market, torn apart communities, and stalled economic growth.’

Labour’s strategy aims to unlock pathways to homeownership, especially for first-time buyers, while also supporting those who have long been disadvantaged in the housing market. A significant component of the budget is a £500 million boost to the Affordable Housing Programme (AHP), which already has an allocated budget of £11.5 billion for 2021–2026. This funding injection is part of a wider government effort to deliver up to 180,000 affordable homes  over five years, including 5,000 new homes scheduled for this year alone.

These homes are designed to cater to a wide range of needs, with 50% slated for affordable homeownership (such as shared ownership) and 50% for rental options at discounted or social rent levels. The programme also allocates 10% of these homes for supported housing and another 10% in rural areas, ensuring a diverse distribution of affordable housing options across the country.

Lastly, the budget includes funding aimed directly at reducing homelessness and rough sleeping. With more resources dedicated to helping people off the streets and into stable housing, the government hopes to make significant strides in supporting vulnerable populations and reducing the overall strain on the housing system.

The Labour government’s budget reflects a robust response to the housing crisis, with measures to address both immediate needs and long-term challenges. By combining new housing developments, increased funding, and market adjustments, Labour aims to create a housing market that is fairer, more accessible, and better able to support the needs of all UK residents, something Nickolds Property Management have been working towards since its inception.
